How many people
can the villa cater to?
The villa is a single story property consisting of 3 bedrooms.
Both the Master and second bedroom each have a double bed;
the third bedroom has two singles (see video tour).
The
settee arrangement in the lounge/dining area comprises a bed
settee. The settee incorporates a metal framed style fold
out bed which will accommodate at least one adult or two minors.
How
many bathrooms does the villa have?
3 (see video tour). The Master and Second bedroom each has
an en-suite bathroom with walk in sliding door shower cubicles.
The third bedroom’s bathroom is across the corridor
from the bedroom itself. This consists of a bath with a plumbed
in shower head. A curtained arrangement maintains privacy.
This bathroom has also its own toilet and wash basin.

do I locate the villa?

I’ve
never driven in the USA before can I be escorted to the villa?
Yes - if requested (please advise early).
The
experience, especially for a first time US visitor can be
quiet daunting.
You
have possibly just flown for some 9 hours, tackled baggage
retrieval, queued at immigration and eventually received your
car hire papers from the rental kiosk.
Now
you have to contend with finding your car, driving on the
other side of the road with all the Orlando signs to attractions
to distract you and then you still have to locate your villa.
In
fairness, most holiday seekers cope well, but the Florida
Management Company will, for a charge, meet you at the Airport
and help you through what could be a worrying initial welcome
to the States and their road system.
Although
the Management Company cannot drive you, passengers or your
vehicle, they will escort you to your villa and make sure
you are settled in before they depart and leave you to enjoy
your vacation.
How
do I gain access to the villa?
Like most vacation rental properties, there is a ‘security
lock box’ to the property which holds one key to gain
access to the property.
Shortly
before you depart on your vacation you will be informed, via
e-mail or in another written format (never verbally) of the
‘lock box’ combination code.
For
security purposes you will not receive more than one key.
Accordingly, you can use the ‘lock box’ to hold
the key should people of your party leave and enter the property
at varying times.
The
only person/s permitted to alter the ‘Key Lock Box’
code is the Management Company. The code of this box is not
to be tampered with as it could result in a complete lock-out
of the property.
What
do I do if I lock myself out of the Villa?
Like the UK’s close and lock security type door systems,
the possibility does exist that you could accidentally lock
yourself out of the villa. Should this occur, you may call
the Management
Company who will respond as quickly as possible to your dilemma.
Due
to being called out, the Management Company will have to make
a charge, so make sure the location of the key is known on
all occasions. A solution to this possible problem would be
to use the ‘lock-box’ to store the key when the
villa is left vacant, but, keep the Management Company’s
telephone number at hand – just in case.
Is
there a safe available in the villa?
Yes. A safe is provided and may be used by persons renting
the Villa but neither the owner nor the
Management Company takes any responsibility for the security
of any items left within the property or in the safe. It is
a facility provided for your usage should you wish to do so
– but you do so at your own risk.
Has
the villa sleeping arrangements for a small child/baby?
Yes. Both the Master and 2nd bedrooms have enough space to
include Cot/Crib which is available on request. Please include
you requirement when booking.
Does the villa
have a telephone/internet facility?
Yes and No. There are two landline phones in the Villa providing
free local calls only but will link to the Management Company
for emergency purposes should the need arise. ‘Pre Paid’
phone cards are readily available from most supermarkets and
can be used from within the villa.
The
villa does not have internet facility.
When
may I access the villa and have to depart?
The earliest you may access the Villa is 4pm local time on
the first day of your booked vacation.
Departure
is by 10am local on the last day. This is to allow time for
the Management Company to clean and tidy the property before
the next vacation seeker’s arrival.
Late
departure will hinder the Management Company and new guests
arriving.
Although
not desired, if there are no new guests immediately planned
to take up residency, you may speak the Management Company
to see if a departure delay is possible.
The
Management Company will advise on this aspect and as to whether
an extra cost will be levied.
The
Management Company’s decision will be final on this
aspect.
Are
linen and towels provided in the villa?
Yes. All bedroom, bathroom and kitchen linen and towels are
provided. Please do not take such items as towels to Water
Parks.
All
such items are inventoried – losses will have replaced
and accordingly paid for.
Are
there laundry facilities available?
Yes – A washing machine and separate drier is provided,
an iron and ironing board also.
Where
are the closest shops?
Sandy Ridge is situated on the Osceola Polk Line Road (CR532).
Where
the CR532 meets Interstate 4 (I4) is a complex called ‘Champions
Gate’. Within this complex are various outlets including
a Publix Supermarket.
Can
I ask questions prior to or after booking?
Yes. Use the ‘Contact Us’ prompt on the home page
to mail your questions.
After
booking, what happens next?
Once the booking request form has been completed and sent,
an automated e-mail will be generated to the owner requesting
your provisional booking. At the same time, a second copy
will be generated and e-mailed back to the sender.
Once
received, the owner will classify your requested dates as
a provisional booking and the ‘booking calendar’
will be adjusted to reflect this.
Immediately
the requested deposit is received and has been cleared through
the banking system, the ’Guest’ will receive confirmation
of monies received and the booking calendar will again be
adjusted to reflect a confirmed booking.
When
must the final balance payable?
10 weeks prior to the first day of the booked Villa rental
date. If the balance has not been received 12 weeks prior
to your first day of vacation an e-mail/reminder will be sent
to the ‘Guest’. This will allow time for your
balance to be sent, received and processed by the banking
system.
What/who
is referred to as the ‘Guest’?
A person, who is a member of the vacation party, and is at
least 21 years of age. This person is responsible for the
booking of the villa, declaring the names of party members
and takes overall responsibilities of the party’s behavior
with respect to the rental and condition of the villa.
What is meant
by the Deposit changing name to Security Fund?
The
Security Fund is to encourage the villa being left in a good
state/condition at the end of your vacation. Initially you
are asked to pay £100 per week of your stay. This money
is your deposit which confirms your booking.
Then
you are requested to pay, 10 weeks prior to your initial 1st
rental date the full payment of your vacation rental.
Accordingly
– the owner now has your full rental costs for the complete
rental period and your initial deposit. This initial deposit
is now classified as your Security Fund, which is similar
to what might be called ‘Key Money’ when renting
a private residential flat.
So I will be
receiving back the Security Deposit.
Yes
– provided that there are no deficiencies, damage to
the property and the villa is left in a reasonable condition,
the ‘Guest’ will be posted/refunded all the Security
Fund within 21 days of vacating the residence.
Who
will decide the condition/status of the Villa on my vacating
the property?
The
Management Company.
On
vacating the villa the Management Company will immediately
clean and prepare the villa for future guests. At this time,
they will assess the condition/status of the villa taking
fair wear and tear factors into consideration. They will also
take inventory and report their findings to the owner. Providing
all Terms and Conditions are met, the Guest will be refunded
the Security Fund.
Can
I pay by Credit Card or Paypal
No.
At the moment the owner is investigating various schemes of
accepting payment, but initial findings have disclosed the
requirement of transaction fees when using such facilities.
These fees would have to be passed onto the ‘Guest’.
Further
investigation into receiving payment/s convenient are being
investigated e.g. internet banking.
What
do I do should encounter any problems regarding the villa
during my stay?
You
will be given the telephone number of the Management Company
who will address any problems/emergencies regarding the property
with the utmost urgency.
My stay is
for less than 5 days, can I clean the villa to save the cleaning
charge?
No.
The Management Company will still have to visit the villa
to ascertain the property’s status and condition for
future guest’s usage. The offer of free end of stay
cleaning only becomes financially viable when guest stay for
4 consecutive nights or longer.
Who
are the Management Company?
The
Management Company is a dedicated professional team headed
by a British couple who have their own Florida Villa rental
company.
Why should
I rent your Villa via you and not your Management Company?
You
don’t. You may book your Florida vacation via my Management
Company if you so wish. On request I will inform you who to
contact.
So
why rent via my site?
Simply
- because I am the villa and Web Site owner.
The
Management Company acts as my agents. When they receive a
booking request, they receive a fee/commission for their managerial
work.
Accordingly,
if I accept and deal with the vacation request, costs are
kept down and I can pass on this benefit to the client.
All
the remaining benefits of having a Floridian based Management
Company are still in place no matter which way you decide
to book your vacation.
What if I have a medical emergency?
It
is essential to hold valid medical insurance if you visit
the USA as costs are extremely high. It is strongly advised
that you and all your party take out adequate medical insurance
prior to your departure to America and be sure you are fully
aware as to what your insurance covers.
There
is no State Medical Services in the United States and no reciprocal
arrangement between the US and the UK. Fortunately I have
not personally required the assistance of any Medical Services
to-date, but I have been informed that any medical expense
that you happen to incur must be initially paid for privately
– most organisations will accept credit cards, then
you reclaim from your insurers on your return to the UK.
Make
sure you are aware of your insurance group/company policies,
procedures and possible help lines.
Whilst in the
villa, are my processions insured?
No
– the villa is insured for short term rental (such as
vacation seekers) but only the property itself and the property
owner’s items are insured.
Accordingly
you are strongly advised to make sure all your possessions
brought with you are adequately insured against all eventualities.
